Strata Equity, a San Diego–based real estate investment firm focused on the acquisition, development, and management of multifamily properties across the United States, recently engaged Carter+Co to represent the company in connection with its upcoming office lease expiration. Shortly after being retained, Carter+Co developed a comprehensive strategy and timeline to ensure Strata Equity had ample time to evaluate options and position itself effectively in negotiations. As part of this process, Carter+Co proactively coordinated with an architect to redesign the layout of Strata Equity’s existing office space so that it better reflects the company’s future operational needs and team growth. Over the course of several months, Carter+Co worked closely with ownership through multiple rounds of negotiations and counteroffers. By maintaining leverage and approaching the process strategically, Carter+Co was able to secure an excellent lease extension on behalf of Strata Equity. The final agreement includes five months of free rent as well as a complete tenant improvement package that will allow the firm to fully renovate and modernize its workspace.
